successful. As a NAR certified Pricing Strategy Advisor (PSA), I help sellers

an asking price. Here are the key steps to consider when you are preparing to
sell:
Step 1: Goals and Timeline
Think about why you are selling and when you hope to move.
Whether you are relocating, upsizing, downsizing, or selling an investment
property, your goals and preferred timing help to determine the pricing strategy
and marketing of your home. We will talk through your priorities to build a
plan that supports your next step.
Step 2: Determine Selling Price
Knowing how to price your home is one of the most important
parts of the selling process. As a Pricing Strategy Advisor (PSA), I will help
you with a pricing strategy that is based on current market data, recent
comparable sales, and the features of your home. I use data and clear
communication to help you understand how price, condition, and timing work
together to attract potential buyers and support your goals. Setting a fair
price in the beginning will yield the most interest from prospective buyers.
Overpricing your home could lead to reduced interest, and underpricing leads to
receiving less than what your home is worth.
Step 3: Prepare Home for Showings
Once you price your home, it’s time to start getting it
ready to be shown to potential buyers. First impressions matter! Start with simple
tasks to prep your home such as decluttering, depersonalizing, deep cleaning,
completing minor repairs, and improving curb appeal which can all help your
home show its best. I can provide guidance on which updates may be most
impactful for your situation and budget so you can focus your time and effort
in the right areas.
Step 4: Market Home to Sell
Once your home is ready, I will create a marketing plan to attract
potential buyers to tour. This may include online listing exposure, photos, virtual
tour, social media, signage, open houses, and outreach to other agents. My goal
is to present your home clearly and accurately so that interested buyers have
the information they need to schedule a showing and consider an offer.
Step 5: Review Offers and Negotiate Terms
Receiving an offer is exciting! When offers come in, I will
review the terms with you, including price, financing type, pre-qualification
or pre-approval, requested closing date, and any contingencies or concessions.
Together, we will talk through your options so you can decide whether to
accept, counter, or decline. I communicate and negotiate on your behalf,
keeping you informed at each step.
Step 6: From Contract to Closing
After you accept an offer, there are several important
milestones, including inspections as repairs may be required, survey, appraisal,
title work, and buyer financing approval. With my experience as a REALTOR® and background
in project management, I help coordinate the details, communicate updates, and
keep you informed so you know what to expect through closing. A few days before
the closing date, we will call the company closing the transaction to make sure
everything is ready to go.
